If you're about to complete on a period property, the chimney is one of the easiest things to overlook, and one of the most expensive to get wrong. Here's what to actually check before you strike a match.
Why Older Chimneys Need a Closer Look
Essex and Hertfordshire are full of housing stock that predates modern flue standards: Victorian terraces, Georgian townhouses, converted barns, and cottages with inglenook fireplaces. A flue that's decades old can look fine from the hearth and still have hidden problems — cracked liners, old repairs, bird nests, or structural movement that isn't visible without a camera.
This is especially true in places like Hertford, where a lot of the housing stock is Georgian or Grade II listed, and in the older pockets of Brentwood, where traditional town-centre homes sit alongside much newer estate developments. The age and construction of the chimney changes what we're actually looking for.
What a CCTV Survey Actually Shows
A standard sweep clears soot and debris, but it doesn't tell you what's happening inside the flue itself. A CCTV inspection sends a camera down the full length of the chimney and shows:
Cracks or gaps in the flue lining
Old repairs that may not meet current standards
Structural movement or bulging
Blockages from nests, debris, or masonry falls
Whether the flue is even the correct size for your intended stove or fire
For anyone buying a property with an existing open fire or wood burner, this is the difference between an informed decision and an expensive surprise six months after moving in.
Listed Buildings Aren't a Problem, But They Do Need Care
A common misconception is that owning a listed building complicates chimney work. It doesn't, sweeping and inspecting a chimney doesn't require listed building consent. What it does require is a sweep who understands how to work around original brickwork, older mortar, and delicate flue linings without causing damage.
